On paper only. A novation follows a normal listing timeline, so it usually takes longer than an assignment, and your fee is paid at closing.

    How the math works

    • Novation spread = expected sale price − your contract price − agent commission − other costs.
    • Assignment fee = what an investor pays you − your contract price.
    • Commission is the total percentage in the listing agreement. The calculator uses 5% as an example.
    • Other costs are anything you cover from your spread, such as repairs, cleanup, concessions and closing costs.

    What it leaves out

The calculator does not count holding costs, interest, taxes, a longer timeline, or price reductions during a listing. A novation takes longer than an assignment, so a bigger number on paper does not always mean a better deal.

It also does not replace a price opinion. Hannah's comparable sales set the real list price, and the signed agreements set the real commission and fee. Send the deal and she will run it properly.

Example figures are illustrative and do not predict results.
